Seoul City has approved fast-track integrated planning for six urban redevelopment sites, including areas in Guro-gu, Eunpyeong-gu, Seodaemun-gu, and Gwangjin-gu. Officials announced the decision following a selection committee meeting focused on 2026 residential redevelopment candidates.
Selected Redevelopment Sites
The approved locations include Guro-gu’s Gaebong-dong 66-15 and Guro-dong 792-3, Eunpyeong-gu’s Bulgwang-dong 442 and 445, Seodaemun-gu’s Oksun-dong 123-2, and Gwangjin-gu’s Guui-dong 46 precinct. These sites now advance under express integrated planning protocols.
This selection brings the total number of fast-track redevelopment candidates to 154 across the city.
Enhanced Fast-Track Planning 2.0
City officials plan to implement ‘Fast-Track Integrated Planning 2.0’ for these sites. Measures include closely monitoring resident feedback, bolstering public outreach, and shortening the standard project timeline from 18.5 years to 12 years to expedite business operations.
Guarantees for surveying costs remain in place, while overdue property tax adjustments—spanning five years—target completion within two years. Incentives during tax reduction processes encompass business area reduction rates, credits for current land use, and streamlined entry permits to invigorate project momentum.
Mitigating Construction Impacts
Special provisions allow traffic restrictions near project sites for civil servant-led redevelopment oversight. To curb side effects like rising transient populations from construction, authorities coordinate with police for proactive management.
